Five Tips For Selling Your Home Quickly

Perry asked: The time has come to sell your home and move on to new adventures.  Most people dread the thought of moving, and face the issue with an attitude of uncertainty.  In this article we’ll explore a few of the ways to insure that your home is presented in the best light, and you find a buyer in a short period of time. Generally , there are five main areas to contend with. First- – How is the fact that my home is for sale going to reach the most people who are looking for a home to buy? The obvious answer is to list it with a realtor.  Like it or not , that is what they do and, in general, they will be able to list your home in a multitude of outlets at the same time.  Your home will be literally exposed to milliions of potential buyers. Putting a “For Sale By Owner” sign on the lawn doesn’t even start to come close to exposing your home to potential buyers in the same way that listing it does.’ Second- – How do I present my home in it’s most favorable light? Many sellers make the mistake of skimping or not realizing that a house that is not clean , is cluttered, and unpainted is not going to show well.   If there are several houses all in the same neighborhood listed for sale, and one needs a fresh coat of paint, perhaps a new screen or two, and some new carpeting, which would you think is the least likely to sell quickly?  Of course. The answer should be obvious. Realtors will always suggest ways to improve your home’s “showability”, and their advice should always be followed.  A few hundred dollars up front can translate into several thousands of dollars in increased sale price, and decreased time on the market. Third- – Get A Home Inspection. You would be simply amazed at the number of homes that come under contract, go through the entire negotiating process, and then wind up being either cancelled or re-negotiated because the buyer ordered a home inspection, found a deficiency of some type, and made it a negotiating item. In many such cases, a few hundres dollars saved by not doing an inspection–and a few minor repairs–eventually cost the seller thousands off the final sales price of the home. Fourth- – Maximize Your “Curb Appeal”. We’ve all heard that “first impressions” are the most lasting.  In the case of home sales, they are of the utmost importance.  Not only are they long lasting, but they could make the difference as to whether or not a prospective buyer even enters your house to look at it. Attention to the condition of the lawn, the driveway, shrubs and flowers are very important.  If there are no shrubs, buy a few and surround them with some fresh gravel or wood chips. Make sure the entrance area and front of the house are freshly painted. Fifth- – Insure that there are no surprises. Ask your realtor to have the title company do a preliminary title search. Normally this would be done anyway, but it never hurts to be certain.  Last minute unforseen title problems have delayed many closings. I won’t list all the things that could possibly show up that were not known to the seller, but they do occur, and they do cause problems. Finally, in addition to the above considerations, make sure the home is priced competitively.  Sellers in today’s market are finally beginning to recognize that homes are not selling for what they did two years ago, and are not likely to rise to those levels again anytime soon.  Listen to your realtor, set the right price, prepare your house properly, and you should be on your way to that new adventure before you know it.
